You deserve a GREAT real estate agent!
There are a lot of choices to make when buying or selling a home, and finding the right real estate agent is one of the most important. You want someone who knows the market inside and out, can help you navigate through all the paperwork, and is always available to answer your questions. 🏠

Here’s your latest and greatest market update 📈 from yours truly for the month of February 2022!

The kitchen and the living room are two of the most important rooms in any home. They are where we cook food, eat, where we relax, and where we spend time with our family and friends.

Some people take their kitchen and living room to extremes, turning them into amazing spaces that are both beautiful and functional.

If you had the choice, would you choose an extreme kitchen or extreme living room?

Finding a home can seem like a daunting task, but with the right real estate agent, it doesn’t have to be. It’s not only one of the largest purchases you’ll make in your life, it’s also a very emotional one. I am truly honored that my clients trust me with one of the most important transactions of their lives.  🔑

What can I say, I love what I get to do each and everyday! 💕 🏡.

Let’s talk about the down payment. A 20% down payment is typical on a home purchase, but that doesn’t mean you have to put 20% down. Don’t let the term ‘down payment’ scare you away from buying a home. 🏠🏠🏡.

Do you know how every kiss begins with K?

Well, every consult begins with coffee, see what I did there? 😉

Head over to my DM’s to book a consult filled with laughs and delicious coffee on me. Let’s find you home!

Here are  a few of the main costs that can pop up when buying a home.

The highest compliment I can receive is a referral from a past client or a friend.

I want to say THANK YOU to those who have sent friends my way and who have trusted me to take care of them.

My business runs on referrals (and coffee) and for that I am so grateful for.

The most popular question so many buyers are thinking about right now…

“When is this seller’s market going to be over!??”

The truth is, unless you’re a psychic, no one knows for sure. However, we can make predictions based on trends and it’s looking like there will continue to be more demand than supply for the rest of this year.

In other words, if you’re holding yourself back from buying due to a seller’s market, don’t wait too long because interest rates may continue to rise and we may still be in a seller’s market a few months from now.

First Time Homebuyer? Here are a few pieces of advice that could help you out in this challenging sellers market!

If there are two things that get me excited it’s a nice cup of coffee and chatting about real estate.

I’ll make you a deal – interested in how the market is doing or how much you could get for your home? I’ll trade my valuable knowledge of our local real estate market for just a cup of Joe.

Who’s in?

You found a fixer upper, but is it worth fixing? Before you roll up those sleeves and get to work, here are a few things to determine if you’ll gain a profit from your fixer upper or gain a headache and lose some money and time in the process.

Not only do I have the key to my own house, but I also have the special privilege of having the key to every home on the market!

Seriously, see a home on Zillow you like? I can get you in there tomorrow! Working with me is the key to a stress-free house search.

Large porch or finished basement?

People will come and go, and the amazing couch you saw at Home Goods yesterday will most likely be gone tomorrow but hear me out when I say these 6 kitchen trends are here to stay.

There are certain qualities in a kitchen that are timeless and will most likely be in trend years from now. Before you put in those crazy patterned tiles on your backsplash, check out this list I’ve made for you.

1. White Cabinets- you can never go wrong with a white kitchen!

2. Stainless Steel Appliances- not only do these look classic and elegant, but they will also last you longer and be a fan favorite when you are ready to rent or sell your house.

3. Subway Tile- Certain tiles will go out of style, but subway tiles have been around for a long time and continue to be used by new home builders

4. Kitchen Islands- Let’s be real, who doesn’t want an island? There’s so much room for activities!

5. Oversize Sinks- People look at oversize sinks as a luxury, putting them in your home is a great addition for the long run.

6.  Integrated Appliances- Ever seen a dishwasher that was disguised as a cabinet? It was pretty sleek, wasn’t it? These types of appliances look great and can take up less space in the kitchen.

It’s no surprise that staging sells, and it can be beneficial no matter the price of the home! A quick tip for those looking to stage their home themselves- try adding symmetry.

People love having symmetry in everyday life as it gives them a sense of calmness and order. Adding it into your staging plan will create a design that many will love and will want to copy when they move in!

My favorite hack for the bedroom is to add two of the same nightstands next to the bed and two of the same lights.

Staging is always about emotions, doesn’t this picture make you feel calm?

Certain renovations may attract people to your home, however, they might not add value when you decide to list your home on the market.

Here are 4 things that many people would think add value, but usually don’t:

1. Solar Panels- it’s the year 2021 and green technology such as Tesla solar panels are a big wish list for many. However, you will not get back the money spent installing them if you decide to add them before selling your home.

2. Pools- depending on where you live, adding a pool may not increase the price of your home. In colder climates, people do not want to have the task of taking care of it however, if you live in a warmer climate such as Florida of Texas, it could pay off.

3. New Windows- Unless there is major damage to your windows that’s causing a leak or too much air to flow in, you don’t want to spend thousands of dollars replacing perfectly good windows.

4. Room Conversions- I get it, we see fixer-uppers converting two small rooms into one big one and we think it’s a great idea. However, leaving the room as it is will allow the buyers to choose what they want to do with that room. They may want to convert it into an office themselves, instead of having one large room.

What do you think of these features, are they on your want list?

Have you guys seen that wallpaper that looks like actual bricks? They’re getting so good at printing wallpaper these days, some of them you have to go up and actually touch the wall to determine if you were just pranked by paper or if these folks have actual bricks in their home – some are that good!

Would you rock the brick wall look or are you more of a clean concept type of person? Ok – brick wallpaper can count in this one!

Yep! Wicker, folks. The not so new trend that is coming in hot.

Ok, who just had a flashback of Ms. Sue’s house? You know, the house that when you walked in there were 529 wicker baskets hung on the wall? That one.

Believe it or not, wicker is a trend we are leaning into pretty hard these days. Recently, I’ve noticed a serious uptick in the amount of wicker in homes, and not just in vintage-inspired homes.

I’m seeing wicker in modern homes, contemporary homes, mixed in with industrial metal and it all somehow “works” with almost every style of home.

Who would have thought, wicker in 2022. We’re supposed to be living in the future, the age of chrome and jet packs. And yet . ..Wicker.

Baby fever anyone?! Lately, I’ve been seeing some really fancy and extravagant nurseries in homes.

I’m pretty sure when I was a baby, my nursery consisted of two items – a crib and a changing table.

These days I am seeing chandeliers, full blown murals, and rooms that seriously make me rethink my own “adult” room! I think it’s safe to say, we can all blame Pinterest on this one. 😉

After coming across some extravagant nurseries, I thought this would be a fun game to play!

Which nursery is your favorite out of these? Bonus points if you have (or had) an extravagant Pinterest-worthy nursery in your home and want to share a photo in the comments!

Just a little reminder in case you needed this one today. ❤️

This is such a great quote by Robert W. Wilson – what a paradigm shift!

Success is subjective – focus on what success is to you, and not on what another person says yours should be.

Your most valuable home “features” are often the least-known to buyers.

Did you know that sellers who add more storage space sell faster, have fewer price reductions, and get more money for their home? Show off your storage space, folks!

This is pretty eye-opening, isn’t it?

If you’re currently renting, shoot me a DM of what you’re paying in rent and I’ll see if I can help you build wealth and find you a house you and put that money towards instead.

To be honest, I would be 100% ok with any of these kitchens and I think that’s because they’re all clean. The struggle is real.😂

I’m kind of torn between the Coastal and the Scandinavian style, what about you?

If one good thing came out of these past two years, it’s the fact that we have really perfected those virtual tours of homes!

FaceTime? Skype? Facebook Messenger? Google Hangout? Teams? Zoom? You name it – I can make that virtual tour happen and it’s easier than ever to do so.

I realized I haven’t shared a lot of fun stuff about me – as your, “Realtor® Next Door” so here it goes!
